Commercial Claims: What's the Big Deal?

This session is designed to educate attendees on the differences between commercial and residential title examinations. They will learn why commercial searches are more complex and require a higher level of knowledge. We will review a commercial search, noting the extended search window is often 75 to 100+ years. We will discuss all the “multiples” in commercial searching, i.e. multiple chains, owners, liens, parcels and type of records searched. Participants will learn the extra steps they need to take when conducting a commercial title search.
About the Speaker
Deborah Y. Allen is the Senior Commercial Title Examiner for BridgeTrust Title Group in Virginia Beach. She joined BridgeTrust Title in 1990 and has more than thirty years of experience in the real estate industry. A former a real estate agent, Deborah conducts residential and commercial title examinations, underwriting required to produce title commitments and polices, and real estate closings.
Currently, Deborah is the President-Elect for the Virginia Land Title Association (VLTA). Deborah’s commitment to the mission of VLTA is evidenced by her service over the years. She has served as legislative committee chair, Director on the Board, Treasurer and 1st & 2nd Vice-Presidents. Her work with VLTA includes partnering with the Bureau of Insurance, the Virginia General Assembly, the Virginia Housing Commission, and the Virginia Court Clerk’s Association along with other stakeholders that impact the land title industry in Virginia.
Deborah is a native Denverite, attended Colorado State University and loves the beautiful Rocky Mountains of Colorado. She is active in church ministry and community service with her sorority. She is also an avid reader and enjoys the challenge of a good puzzle and entertaining family and friends. As with all parents, she has a special love in her heart for her children, their spouses and her grands.
